For peace of mind and optimal performance, it's important to install these roof windows on a flat roof area with a minimum slope of 0° and a maximum of 15°.
Additionally, the base unit features two layer double or three layer triple glazing panels for added insulation and energy efficiency. For rectangular sizes on solar and electric opening options, motors are conveniently placed on one long side of the base unit, offering effortless operation at your fingertips.
Please note that while selecting your window size, the external frame size is larger than the hole to be made in your roof area, ensuring a secure and weather-tight fit. The drop down box displays the external frame dimensions and the required hole in the roof dimensions required for the chosen flat roof window. See explanation in the tab below.

Frame Size and Hole in Roof Size Description:
External Frame Size: This is the outer measurement of the window frame. It's important to note that this is the size of the frame itself, not the size of the hole needed in your flat roof.
Hole in Roof Size: This refers to the Maximum size of the opening that needs to be made in your roof to accommodate the chosen frame size.
These two dimensions are different and it is your responsibility to check this prior to ordering your flat roof window. Please contact us if you need further advise or clarification.
Top Unit.
This is the external finish of your flat roof window. This is glazed unit with a metal frame around its outer edges.
Base Unit.
This is the base unit that provides a vertical upstand abutment to the outside perimeter for you to install new roof coverings to make waterproof. Roof coverings not included. The base has additional glazing panels included which are either 2 layer double glazed or 3 layer tripled glazed. These can be Fixed non opening and solar or electric versions that open with the included control. A rain sensor is also included in the solar and electric versions only.
Additional installation products are available to purchase separately.
Extension Kerb: An extension kerb that will increase the height of the standard kerb by 160mm.
Lining kit: for the internal lining of the roof window internal opening, that will conceal the roof void between the roof and internal ceilings.
Securing kit: which allows for easy mechanically fixing the rooflight to the roof structure.
Window blinds: Internal blackout or anti-heat blinds. Insect Blinds.
