FlexiProof Lap Edge Sealant is a high-performance finishing sealant designed to protect and seal the exposed edges of uncured EPDM flashing tapes and termination bars. Forming a tough yet flexible rubber seal when cured, it ensures long-lasting protection against weather and water ingress.
Ideal for professional flat roofing systems, this specialist sealant is formulated to move with the membrane—expanding and contracting as temperatures change—without cracking or peeling. FlexiProof Lap Edge Sealant can be applied using a trowel or standard caulking gun, offering versatility on-site.

We offer delivery of our EPDM roofing products to all Mainland UK postcode regions on a 1 to 5 working day basis. For deliveries to the Scottish Highlands and UK Islands, please allow up to 7 working days.
Please note:
Orders may arrive in multiple deliveries and not necessarily all at the same time. Each part of your order may be shipped separately.
To avoid any delays or complications, we strongly advise against booking or beginning any roofing work until your entire order has been delivered and checked.
Important Delivery Information
To ensure smooth delivery, please inform us of any access restrictions at your delivery location, such as weight limits, height barriers, or parking constraints. Failure to do so may result in delayed or cancelled deliveries and could incur additional charges.
All deliveries are kerbside only, to firm, level ground, and are made at the driver's discretion.
Collection from Our Depot
We hold limited stock of certain items at our depot, including:
3.05m, 4.58m, and 6.1m rolls of EPDM (1.2mm thickness)
A selection of trims, tapes, and adhesives
If you would like to collect your order in person, we kindly request that you contact us first for a quotation before ordering online. You’re also very welcome to visit us at the depot to discuss your requirements.
