The FAKRO EPJ Recessed Flashing Kit is designed for use with FAKRO roof windows installed in roofs covered with non-interlocking plain tiles or shingles up to 16mm thick (2 x 12–16mm). This recessed version allows the window to sit deeper within the roofline, creating a more streamlined, low-profile finish—ideal for projects where aesthetics matter just as much as performance.
This high-quality flashing kit includes lower, upper, and side elements specifically tailored to match the size of the window. The side elements are profiled to interlock with the roof tiles for a precise, snug fit. The first two modular side pieces are made from flexible soft sheeting to contour easily to the tile profile, while the lower element features a bonded plastic mat for secure adhesion.
A built-in gutter flap provides effective drainage of condensation away from the window, ensuring long-term protection and enhanced performance.

All Fakro roof windows and accessories are delivered directly to your chosen address throughout mainland UK by Fakro GB Ltd.

These flashing kits are not available for standard delivery. Estimated delivery time is 15–20 working days from the date of order. For full details, please see the Delivery tab below.
Delivery Timescales:
- Standard delivery is typically 2–5 working days from the date of order.
- Deliveries are made Monday to Friday, 8am–6pm, excluding bank holidays and seasonal holidays.
- Please do not book any contractors or commence installation works until you have received your full order.
Important Delivery Notes:
- Your order may arrive in multiple deliveries and not necessarily on the same day.
- We will inform you of any known delays as soon as we are notified by Fakro.

Measuring Guide
All measurements are displayed width x length and it is important that you leave a 10mm gap all the way around the window when fitting, this is for things like flashing and insulation.
For example, if you had a 78x98cm window, the opening in the roof would need to be 80x100cm. We would recommend contacting a qualified builder or window fitter to measure your space before purchasing.
