Ecofin Pro Liquid Waterproofing: Your Questions Answered

Ecofin Pro Liquid Waterproofing: Your Questions Answered

Ecofin Pro is a liquid waterproofing solution, that's gaining in popularity amongst contractors and DIYers alike.  To help you make a confident, informed decision, we've answered the most common questions contractors and specifiers ask about this high-performance polyurethane membrane.

What is Ecofin Pro Liquid Waterproofing?

Ecofin Pro is a high-performance, single-component polyurethane liquid membrane developed by Eagle Waterproofing for long-term waterproofing of both new-build roofs and the refurbishment of existing substrates. Unlike traditional sheet membranes, it is applied as a liquid and cures to form a seamless, monolithic, fully reinforced waterproofing layer that bonds directly to the surface beneath it.

It is moisture-curing, meaning it does not require a catalyst or accelerator — just stir and apply. Once installed with the proprietary wet-on-wet system and finished with the Ecofin Protect topcoat, it qualifies for an official guarantee of up to 25 years.

What Makes Ecofin Pro Different from Traditional Waterproofing Membranes?

Traditional roll-applied membranes — whether torch-on felt, GRP, or single ply — rely on seams, laps, and heat welding to achieve a watertight result. These joints are often the first point of failure, particularly around penetrations, upstands, and complex details.

Ecofin Pro eliminates this problem entirely. Once cured, it forms a completely seamless membrane with no joints, laps, or vulnerable seams. It is cold-applied, so there is no need for naked flames or gas torches on site — a significant safety advantage. The fully reinforced wet-on-wet application method embeds a 225gsm fibreglass matting directly into the liquid membrane, creating a tough yet flexible system that accommodates structural movement without cracking.

It also performs where traditional membranes struggle: it is rated for total and constant water immersion, remains stable at temperatures ranging from -30°C to +90°C, and can be applied year-round in temperatures as low as 2°C.

What Surfaces Can Ecofin Pro Be Applied To?

Ecofin Pro has been formulated for excellent adhesion across a very wide range of substrates, and in most cases no primer is required. It bonds effectively to:

  • Bitumen and torch-on felt
  • OSB and plywood
  • Concrete, mortar, and asphalt
  • Metal roofing
  • PVC and single-ply membranes
  • Tiles and ceramics
  • Brickwork
  • Asbestos corrugated sheet (with appropriate preparation)
  • GRP and existing liquid systems

For EPDM rubber substrates, the Ultraprime primer is recommended to promote adhesion. On particularly porous or uneven surfaces, a thin preparatory layer of Ecofin Pro or one of the UltraPrime range of resins can be used to regulate the surface and control product consumption before the main reinforced application.

How Long Does Ecofin Pro Last?

When installed correctly by a trained professional and finished with the Ecofin Protect aliphatic polyurethane topcoat, the Ecofin Pro system carries a certified lifespan in excess of 25 years. Official guarantees are available for 15 or 20 years depending on the project scope and specification.

The longevity of the system is supported by its seamless monolithic structure, high UV resistance (provided by Ecofin Protect), chemical resistance, and thermal stability across a wide temperature range. The membrane maintains its physical properties at both extreme cold (-30°C) and heat (+90°C), making it well suited to the variable UK climate and demanding industrial environments alike.

How Easy is Ecofin Pro to Apply?

Ecofin Pro uses a wet-on-wet application method, meaning the reinforcement matting is laid directly into the first coat of liquid membrane while it is still wet, then a second coat is applied over the top to fully saturate it — all in one continuous process with no waiting between coats. Working in manageable sections of roughly 1x2 metres at a time, an area can be completely waterproofed within minutes.

The product is touch dry within 2–3 hours, fully trafficable in 5–7 hours, and shower-proof as soon as the matting is fully encapsulated. There is no mixing of catalysts, no gas equipment, and no specialist plant required — just solvent-resistant rollers and standard hand tools.

That said, Ecofin Pro is a professional-grade product and should only be installed by trained contractors. Eagle Waterproofing offers training directly from their head office for applicators looking to get certified.

What Surface Preparation is Required Before Applying Ecofin Pro?

Thorough preparation is essential to the long-term performance of any liquid membrane system, and Ecofin Pro is no exception.

Before applying, the existing substrate must be structurally sound, visibly dry, and measured with a Protimeter to confirm a moisture content no higher than 18%. Any decayed, defective, or delaminating areas must be cut out and reinstated on a like-for-like basis. All loose material, moss, lichen, dust, and contaminants must be removed.

Cracks and joints should be sealed with Ultraflex Sealant (MS Polymer) or PU Mastic. On OSB decks, tightly fitted tongue-and-groove joints need no additional treatment, but wider or open joints must be sealed. On concrete, fresh pours must be allowed to cure for a full 28 days before application — or alternatively, the UltraDry substrate preparation resin can be used to absorb substrate humidity (up to 98%) and accelerate the process.

For metal surfaces, the substrate should be sanded and cleaned, and acetone used to open the pores before sealing all joints and fixings. Abutments and upstands must provide a minimum 150mm height above the finished roof surface, with a tilt fillet installed at the base.

How Does Ecofin Pro Perform in UV Exposure and Extreme Weather?

The Ecofin Pro membrane itself is not designed for direct UV exposure without the protective topcoat. Once the Ecofin Protect aliphatic polyurethane topcoat is applied, the system gains full long-term UV resistance. Ecofin Protect is specifically engineered to prevent UV degradation of the waterproofing layer beneath, and it retains its protective properties under sustained exposure to sunlight, rain, and thermal cycling.

In terms of temperature performance, the system maintains its physical properties between -30°C and +90°C. It is moisture-curing, which means it can be applied and will cure effectively in wet or humid conditions, making it a reliable choice for UK weather patterns. It is also rated for total and constant water immersion, meaning ponding water on a flat roof does not compromise the system.

Is Ecofin Pro Environmentally Safe and Compliant with UK Building Regulations?

Ecofin Pro carries BRoof(T4) fire classification, which is the highest classification available under UK regulations for external roofing, and means it can be used without restriction across all building types and uses.

The system is cold-applied, with no open flame required, which reduces both the risk of fire during installation and the environmental impact associated with gas-fuelled roofing operations.

For compliance purposes, installations should conform to BS6229 (Code of Practice for flat roofs with continuously supported coverings) and BS5250 (Control of Condensation in Buildings). Local Authority Building Control should be consulted where relevant.

How Much Does Ecofin Pro Cost, and How Much Do You Need Per Square Metre?

Coverage will vary depending on substrate porosity & roughness but in general you'll need 1.5 kg -1.9 kg per m².

  • Ecofin Pro (15kg tin): covers approximately 8–10m² per tin
  • Ecofin Protect topcoat: covers approximately 25m² per set, applied at 200–250g/m²
  • Reinforcement matting: available in 1m x 20m or 1m x 60m rolls
  • Ultradry (wet surface primer): 15kg set covers 30–40m²; 5kg set covers 10–13m²
